Rental Conditions

The following terms and conditions exist to protect both you our Renter and ourselves as the properties Owners. They aim to eliminate any confusion over payment terms and the use of Abbotsford.

All bookings accepted are subject to the following terms and conditions, which are deemed to be accepted in full by the Renter and all persons in the party. Bookings can be made by telephone, email or in writing and these terms and conditions are deemed to be accepted once we receive payment. We reserve the right to refuse any booking.

Bookings normally run on a Saturday to Saturday basis. The property will be ready for occupation by 4.00 pm on the first day of your stay. You should vacate the property by 10.00 am on the final day of your stay. You should let us know in advance your estimated time of arrival so we can make arrangements to have you met on arrival.

A non-refundable deposit of 20% of the applicable weekly rental is payable at the time of booking and the balance must be paid eight weeks before the first day of your stay.

All prices are quoted on a per-week basis where the week is Saturday 4.00pm to Saturday 10.00am. The price includes: electricity; gas; linen; towels and welcome pack.

If you are required to cancel a reservation for any reason, we must be notified immediately by telephone or email and the cancellation must be confirmed in writing within 5 days. In the event of a cancellation, we will try re-let the property. If we are successful, you will be reimbursed 80% of the total rental. If we are unsuccessful, cancellation costs will be made as follows: more than 8 weeks prior to booking commencing – your deposit will be forfeited; less than 8 weeks prior to booking commencing – you are liable for the full rental amount. We strongly recommend that you take out Holiday Insurance to cover this eventuality.

The property is let on condition that it is returned at the end of the period of occupation in the same condition that it was found on arrival. We reserve the right to make a charge for extra cleaning if this proves necessary. A £400 security deposit is payable 8 weeks before the first day of your rental – this will be refunded in full when the property is left as it was found.

Bookings are made in good faith with the belief that the property will be available to you on the date stated on the booking form. If, for any reason, due to circumstances outside our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening, the deposit and the balance will be refunded in full and you will have no further claim against the property owners.

The number of people occupying the property should not exceed eight. Only persons accompanying the named Renter on the booking may occupy the property. The property cannot be re-let or sublet to any other group, party or individual without written permission from us. The Renter shall occupy the property for holiday purposes and no other.

Pets are not permitted in or on the property.

The property is non-smoking.

An inventory of key items is supplied should you wish to check this at the start of your stay. Any discrepancies should be reported at this stage otherwise it will be assumed everything is in order. The persons renting the property are responsible for the contents of the house and will be liable to replace any items missing or damaged.

We recommend that you ensure that your Holiday Insurance covers loss or damage to your personal property which you leave at your own risk. The Renter is advised that personal items lost or stolen are not the responsibility of the property owners. The Renter will have a set of keys and will be solely responsible for locking of the property and the safekeeping of their personal valuables during the rental period. The property owners assume no responsibility for ensuing that the residence is locked and secured during the period of occupation by the Renter.

The Renter shall report any fault with the property to us to give us the opportunity to correct the problem directly.

The Renter shall ensure that no member of the party engages in any activity in or around the property which may cause damage or offence to the neighbours.

We, our representatives, or subcontractors have the right to access the property at any time with due regard to the convenience of the Renter for the purpose of inspection of the property, and to carry out essential, or routine repair or maintenance.

Neither we nor any of our representatives can be held responsible for any circumstances beyond our control including but not limited to, mechanical breakdown, illness, television reception or failure of any public supply.

In the unlikely event that you have a complaint about the property or its contents whilst on holiday, it must be reported immediately to us, and we will take all reasonable steps to resolve the matter. We will have no liability for any complaint submitted after completion of the rental period.

We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by ‘force majeure’. In these terms and conditions of hire, ‘force majeure’ means any event which we or the suppliers of the service(s) in question could not, even with due care, foresee or avoid. Such events may include but are not limited to, war, threat of war, civil commotion, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.

The rental does not include any personal insurance of any kind for the Renter. It is a condition of booking that the Renter has personal insurance which includes cover for cancellation and personal accident, theft and injury.

The property owners do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the property. It is the Renter’s responsibility to ensure that children are always supervised properly around the property.

The property owners accept no responsibility for guests’ property while they are in the property. The owners accept no responsibility for lost, misplaced or stolen property, which guests may have left in the property.
